Eddie was responsive and straightforward when trying to get a quote. He answered questions knowledgeably and was happy to discuss scope. He was the best value of the three quotes I received.

The team who did the work were professional, respectful and did really good job. They cleaned up any mess and tolerated my six year old daughter’s probing interrogation.

Would highly recommend Osborne Roofing. Eddie was so helpful; from my initial enquiry via email to the completion of the job. My parents in law's flat roof desperately needed resurfacing as they had experienced lots of leaks. Eddie and his team worked very hard to complete the job in excellent time, with great attention to detail and fantastic communication throughout. We were always kept informed of timings and what was happening. Would highly recommend Osborne Roofing - my parents in law had been badly let down in he past by a roofing company (shoddy, unfinished work) and Eddie and his team were a breath of fresh air in comparison. Thrilled to have found them and can't thank them enough. Will be using Osborne Roofingfor further work very soon.

Chessington Chimney Removal Services Frequently Asked Questions

What factors determine whether a chimney can be safely removed?

Several key elements influence safe chimney removal including the structural design of your property, the chimney’s integration with load-bearing walls, roof configuration, and proximity to neighbouring buildings. Our structural engineers conduct comprehensive assessments examining foundation connections, wall supports, and potential impact on surrounding structures to determine the most appropriate removal methodology for your Chessington property.

How long does a typical chimney removal project take to complete?

Most chimney removal projects in Chessington require between 3-7 working days depending on structural complexity, access requirements, and weather conditions. Simple external chimney removals often complete within 3-4 days, while complex internal chimney systems integrated with multiple floors may require up to a week. We provide detailed project timelines following our initial structural assessment.

Do you handle building regulations applications for chimney removal work?

Yes, we manage all building regulations applications and approvals for chimney removal projects in Chessington. Our team submits comprehensive structural calculations, method statements, and safety documentation to local building control departments, ensuring full regulatory compliance before commencing any demolition work. We coordinate all inspections and provide necessary certification upon completion.

What happens to the roof structure after chimney removal?

Following chimney removal, we reconstruct the affected roof area using matching materials and weatherproofing systems. This involves installing new roof timbers, insulation, membrane protection, and exterior tiles or slates to seamlessly integrate with your existing roof structure. Our restoration work maintains the original roofline appearance whilst improving overall weather protection.

Can you remove chimneys from listed buildings or conservation areas?

We specialise in heritage chimney removal requiring listed building consent and conservation area approvals. Our team works with conservation officers and heritage specialists to develop appropriate removal strategies that preserve historical character whilst meeting modern safety requirements. We use traditional materials and techniques where necessary to maintain architectural integrity.

What safety measures are implemented during chimney removal?

Our safety protocols include comprehensive scaffolding systems, protective sheeting, structural support installation, and debris containment measures. We implement exclusion zones, dust suppression systems, and continuous structural monitoring throughout demolition phases. All operatives hold relevant safety certifications and follow strict CDM regulation compliance procedures.

How do you manage waste disposal from chimney removal projects?

We provide complete waste removal services including brick sorting, mortar separation, and metal component recycling where possible. All debris is collected in covered skips with appropriate waste transfer documentation, ensuring environmentally responsible disposal through licensed waste management facilities. Site clearance forms part of our comprehensive service package.

What building regulations approvals are required for chimney removal?

Chimney removal typically requires building regulations approval covering structural alterations, fire safety considerations, and ventilation modifications. We prepare detailed structural calculations, method statements, and compliance documentation for submission to local building control authorities. Our team coordinates all necessary inspections and provides completion certificates.

Can partial chimney removal be performed instead of complete demolition?

Partial chimney reduction is possible depending on structural requirements and building regulations compliance. We can reduce chimney height to roof level, remove external stacks whilst retaining internal breast structures, or eliminate specific sections based on your requirements. Each approach requires careful structural analysis to ensure building safety and stability.

What restoration work is included after chimney removal completion?

Our restoration services encompass complete roof reconstruction, internal wall finishing, external pointing, and decorative repairs where necessary. We match existing materials including tiles, bricks, and mortar specifications to maintain visual consistency. Interior work includes plastering, painting preparation, and any necessary structural modifications to surrounding areas.

How do you protect neighbouring properties during chimney removal?

We implement comprehensive protection measures including protective sheeting installation, vibration monitoring, and dust suppression systems to safeguard adjacent properties. Our team conducts pre-work condition surveys, maintains clear communication with neighbours, and ensures all debris containment measures prevent damage to surrounding buildings and gardens.

What structural calculations are provided for chimney removal projects?

Our structural engineers prepare detailed calculations covering load redistribution, wall stability analysis, and foundation impact assessments. These calculations demonstrate compliance with building regulations and provide technical validation for removal methodology. All documentation is submitted to building control and retained for insurance and warranty purposes.

Are there any restrictions on chimney removal timing or working hours?

We typically operate between 8:00 AM and 5:00 PM Monday to Friday, with Saturday work available by arrangement. Local authority restrictions may apply in residential areas, and we coordinate with environmental health departments regarding noise limitations. Weather conditions and structural safety requirements may influence project scheduling and daily working patterns.

What warranty coverage is provided for chimney removal work?

We provide comprehensive 10-year warranties covering all structural work, roof restoration, and weatherproofing installations. Our warranty encompasses workmanship defects, material failures, and weather penetration issues. All warranty terms are clearly documented with detailed coverage explanations and claim procedures for your complete confidence and protection.
